Which countries it takes, which activities it won't touch, what it needs to see about where the funds came from, whether it wants the company or the individual, how much it expects on deposit. We introduce and we prepare. We never take custody of your funds, we never open accounts in our name for a client, and we are not paid by anyone inside an institution for sending business.

Two questions, and most buyers only get help with the first. We price the property against the record and measure the file against what a lender will actually require, then close both distances: the offer and the terms on one side, the financing on the other.

We work in any state. The underwriting and the financing are ours, and the transaction is executed by a licensed professional in that state, Florida included.
Taxes, closing costs and the rules on how property is held change from state to state, and that is part of the analysis from the start.

The numbers are the whole argument: the income, the leases, the tenants behind them, and what the market is paying per square foot.
Retail, office, industrial, multifamily, land, or a building for your own operation. Commercial lending is its own world, with its own thresholds on debt service, occupancy and reserves. On development, we work the project the way a lender will: land cost against the finished product, construction budget against the contingency an institution expects, absorption against what that submarket has actually absorbed, and the capital stack that makes it work.
